Agents will consider a lot of factors when advising you on a suitable asking price. Because homes are as unique as the people who own them, there will always be variables that even all the data in the world would not pick up on. We don’t rely on algorithms to ‘value’ a property. Our expert knowledge and experience means we’re in tune with the market and current demand for a property like yours.

It’s a good idea to choose a local RICS estate agent with experience of selling homes like yours. Here are some points to bear in mind before you make a decision:

  • When getting market appraisals from different agents, bear in mind the highest figure may not be the most realistic.
  • Check their terms and conditions – charges may vary.
  • Check whether the agent operates on a ‘no sale, no fee’ basis. (Birt & Co does!)
  • Agree the contract period with the agent. If you’re happy with the service, you can always extend it – and if you’re not, you can change agents when the time’s up. (Birt & Co do not impose a minimum term!)
  • Last but not least, try and choose an agent you like and trust. Selling a house can be a long process, so it’s important you get on!
